Rent

When is rent due?

Rent is due on the 1st of every month. To avoid late fees payments should be paid on or before the 1st of the month. 

Can late fees be waived?

No. Late fees cannot be waived. Additionally, late fees should be paid at the time the monthly rent payment is made.

How do I submit my monthly payment?

Payments can be set up through the Tenant portal at any time.

Are housing vouchers accepted?

Yes, housing vouchers are accepted.

Is Rental Insurance required?

Yes, rental insurance is required. Proof of insurance is required upon request.


Maintenance request

How do I report maintenance request?

Non-urgent maintenance items can be reported through the Tenant portal. If the matter is urgent, please call J&R directly at 919-351-5693 to report the problem.

What is considered to be an emergency maintenance request?

Emergency maintenance request include items such as:

  • Water leaks
  • Main sewer line backed up
  • Window broken or entrance to the home is unsecure

What if I lock myself out of the home?

If you are locked out of the home, please call J&R directly at 919-351-5693. J&R will hire a locksmith to have the doors rekeyed at the Tenant's expense.


Other

Are pets allowed?

No, pets are not allowed.  If a pet is discovered, the Tenant will be required to pay a fine along with cost for damages caused by the pet. 

Is smoking or vaping allowed in the property?

All J&R properties are smoke-free homes.
